Broadlands HOA — Leesburg, VA

Broadlands is a large planned community in the Leesburg–Ashburn corridor of Loudoun County, Virginia, with a network of roads the homeowners association owns and maintains itself rather than VDOT. That makes the HOA board the road agency — and pavement preservation a cost the community pays for directly, in full view of the residents who drive it every day.

In the fall of 2017, the association contracted TriTechnologies to perform asphalt rejuvenation across the HOA-owned road network, with crack sealing and restriping in the same program. The work ran through October and November on a published, section-by-section schedule — the association posted TriTech work maps for each area, covering the Village Drive areas (Map 1, PDF), Overland Park, the Sundial–Bexley–Sundance section, and Thornblade — so residents knew exactly which streets were being treated, and when.

In October 2023, Broadlands brought TriTechnologies back for the Southern Walk section, applied October 18, 2023 (work map, PDF). That return engagement is the data point that matters most: an HOA board that had lived with the first treatment cycle through six Virginia winters, and rehired the same contractor for the next one.
