Bio-Based Rejuvenation.
Plant chemistry, asphalt physics.

Two 100% plant-based rejuvenators — flagship Revolution BLACK™ and clear Delta Mist® — that penetrate oxidized asphalt instead of coating it, restoring the binder matrix at the molecular level, with the lot back in service the same morning.

What it is

A rejuvenator made from plants, not petroleum.

A TriTechnologies spray rig applying Revolution BLACK rejuvenator to a residential street, leaving a white, foamy misted strip that soaks in and cures true black.
Revolution BLACK™ mid-application: a white, foamy mist that soaks in and cures true black.

Our flagship Revolution BLACK™ is a premium 100% plant-based asphalt rejuvenator manufactured by Greene Technologies Corporation. It is formulated to penetrate weathered asphalt, helping restore pavement flexibility, slow the effects of oxidation, and extend the useful life of the pavement. It also provides a rich, true black finish and a rapid cure time, making it an excellent choice when appearance, performance, and minimal disruption are priorities.

Alongside it we apply Delta Mist®, a 100% clear plant-based rejuvenator developed in partnership with the Warner Babcock Institute for Green Chemistry, the lab founded by the originator of the 12 Principles of Green Chemistry. Every choice in that formulation — feedstock, solvent, reaction pathway — was scored against those principles before it shipped. Delta Mist® is manufactured by Collaborative Aggregates; TriTechnologies became a distributor and applicator for Delta Mist® in 2020, listed that year by the manufacturer among its qualified Delta Mist® applicators.

Both products do one specific job: they restore the flexibility that UV, oxygen, and traffic heat take out of asphalt binder over time. Sprayed onto an oxidized surface, the rejuvenator penetrates the binder matrix from three-eighths of an inch to a half inch in minutes and interacts directly with the oxidized binder — reducing stiffness and bringing the pavement's effective ductility back toward its original spec. It doesn't mask the aging; it works on the binder itself. The surface flexes again. Micro-cracks close. The structural section underneath — which was usually fine — gets four years of useful life back from a single application.

Two details about the chemistry matter for procurement and sustainability teams. First: per their manufacturers, there is no coal tar, no PAH (polycyclic aromatic hydrocarbon) compounds, and no petroleum solvent in either formula. Second: per Collaborative Aggregates, Delta Mist®'s carrier is biodegradable, its runoff is non-toxic to vegetation at the lot edge, and its VOC profile is low — and both products cure fast enough that crews are back on the lot in ninety minutes. That is unusual for a penetrating rejuvenator and is what lets the treatments contribute toward LEED, ESG, and green-initiative reporting on properties where that matters.

Product spotlight

Delta Mist® asphalt rejuvenator, the clear one.

Delta Mist® is a 100% clear plant-derived rejuvenator, manufactured by Collaborative Aggregates and developed with the Warner Babcock Institute around the 12 Principles of Green Chemistry. Per Collaborative Aggregates it's a certified green rejuvenator — bio-derived feedstocks, biodegradable, low-VOC, zero coal tar, no PAH compounds. It sprays on white and dries clear; per its manufacturer it can be applied over existing striping with no loss of visibility and no repainting required. In the field, expect treated pavement to dry slightly darker than it started — refreshed, not the true-black cure that's Revolution BLACK™'s signature.

We're qualified Delta Mist® applicators, and it's what we recommend when the green-chemistry paper trail is the deciding factor: LEED-tracked portfolios, ESG-reporting owners, and properties whose sustainability team wants the Warner Babcock pedigree in the documentation. The application profile matches the flagship — sprayed on, penetrating three-eighths to a half inch, cured in about ninety minutes, four years of pavement life per pass. The full treatment walkthrough is on the asphalt rejuvenation service page.

Where it works

The four property types we treat most often with our rejuvenators.

  • Freshly sealed shopping-center drive lane with crisp lane arrows and storefronts in the background.

    Shopping centers

High-visibility lots where appearance matters as much as durability. Treat overnight, re-open before the doors do. Many of our long-term clients run a four-year cycle on their entire portfolio.

  • Freshly sealed industrial lot meeting older pavement, with distribution buildings and a trailer beyond.

    Distribution & industrial

Forklift-traffic pads, semi-trailer parking, drive aisles between docks. The maintenance window is the constraint — a same-morning cure keeps the dock door open.

  • Freshly paved and striped HOA community street beside a neighborhood clubhouse.

    HOA & residential roads

Community-owned roads where reconstruction costs blow through reserve budgets. A maintenance-grade rejuvenator program adds decades of useful life to the asset without a special assessment.

  • Freshly sealed rural county road running between fenced farm fields.

    Municipal & county roads

City and county roadways where the preservation math has to survive a public-works budget review. Same-day cure means no detour plan, and we build the work to VDOT Road and Bridge specs by default. Our municipal clients include the City of Fairfax.

Green-initiative considerations

Bio-derived treatments may qualify your property for incentives.

For LEED-tracked properties, ESG-reporting portfolios, and municipal owners with green-initiative grant access, both rejuvenators can be cited directly in the sustainability narrative. Per their manufacturers, the 100% plant-derived feedstocks and the absence of coal tar and PAH compounds apply to the pair; Delta Mist® adds a biodegradable carrier and its documented Warner Babcock partnership. All of it is auditable material your sustainability team can footnote in a report.

We don't claim a specific point allocation or grant approval — those depend on your specific framework, jurisdiction, and the program year. What we do provide, on request during the assessment, is the documentation package your team needs: the data sheets, the SDS, the Warner Babcock attestation for Delta Mist®, and a summary of how the chemistry maps to common green-initiative criteria. Ask us during the site walk.

Frequently asked

Eight questions we hear before the first spray.

How long does a rejuvenator application last?
A single application typically extends pavement life by four years. On a managed maintenance cycle (every four years), rejuvenation routinely keeps a lot in service for 25+ years before reconstruction becomes necessary — versus 15–18 years on a pave-and-forget cycle.
When can I drive on a freshly treated lot?
Roughly ninety minutes after application in normal conditions. We run a tack test before re-opening to vehicles. For high-traffic lots we typically apply during off-hours and the lot is back online the same business day. Forklift, semi-trailer, and bus loads use the same cure window.
Are there weather or temperature restrictions on application?
Yes. Surface temperature needs to be above roughly 50°F with no rain expected for at least three hours after application. We don't apply during freezing weather, on standing water, or under heavy humidity that prevents cure. Most applications happen spring through early fall, with shoulder-season windows in southern climates.
What's the warranty?
Our rejuvenator applications come with our Four-Year Performance Warranty — in writing, included at no additional cost. The full coverage terms are spelled out in the proposal before you sign. The treatment's expected service life — four years of added pavement life per pass — is a technical expectation we report separately from the warranty, because real pavement life depends on traffic volume, climate, and original construction quality — none of which we control. We back our work; we don't overclaim.
How is a rejuvenator different from sealcoating?
Sealcoating is a coating — it sits on top of the surface as a film. A rejuvenator penetrates the binder matrix — three-eighths of an inch to a half inch deep — and chemically restores the asphalt's flexibility. Sealcoats peel, flake, and re-emulsify in rain. There's nothing to peel with a rejuvenator because there's nothing sitting on the surface.
What environmental claims can I make on a sustainability report?
Per their manufacturers, Revolution BLACK™ and Delta Mist® are 100% plant-based, contain zero coal tar and no PAH (polycyclic aromatic hydrocarbon) compounds, and are sourced from renewable feedstocks. Delta Mist® was formulated by Collaborative Aggregates with the Warner Babcock Institute around the 12 Principles of Green Chemistry. For LEED-tracked properties or ESG-reporting owners, we provide documentation your sustainability team can cite directly in the report.
Can rejuvenation be applied more than once on the same lot?
Yes — and it's how the math works best. Most long-term clients run a four-year cycle. Each subsequent application restores additional flexibility as the binder keeps oxidizing over time. Multi-application maintenance is significantly cheaper, over the life of the asset, than letting a lot age until overlay or reconstruction is the only option.
Do the rejuvenators work on asphalt that already has visible cracking?
On hairline and micro-cracking, yes — the rejuvenator reaches the working depth and restores binder flexibility, often closing surface cracks. On wider cracks (roughly a quarter-inch or wider), we apply the rejuvenator across the field first, then seal those joints with hot-rubberized sealant once the treatment is dry. On alligator-cracked or structurally failed sections, rejuvenation isn't the right call — we'll tell you during the assessment.

The sealcoating question deserves more than a card-length answer — we wrote the full, honest side-by-side, with the federal record and the new Virginia, Maryland, and DC sealant laws cited: asphalt rejuvenator vs. seal coat.
