Property managers are our most common buyer. They run other people’s pavement — dozens of lots across a portfolio, every one of them aging — and they answer to owners who want the asset protected without a seven-figure surprise. That’s exactly the math pavement preservation is built for: small, predictable, planned spending instead of one enormous unplanned one.
Who hires us in property management
The decision usually sits with a regional facilities director or a portfolio account manager — the person who walks the lots, fields the trip-hazard complaints, and has to defend a capital request to ownership. At the national firms — Greystar, JLL, CBRE, Cushman & Wakefield, Sentry Management, FirstService Residential, Associa and their peers — that’s a named role with a maintenance budget and a multi-site view. At independent local PMs it’s often the principal or a senior property manager wearing the facilities hat directly. Either way, the buyer’s problem is the same: keep the lots safe, compliant, and presentable; keep the owner off their back; and don’t blow the budget doing it.
What they’re not looking for is a paving contractor who only knows how to tear out and replace. A portfolio can’t absorb mill-and-overlay on every aging lot at once — and most of those lots don’t need it. They need a contractor who walks a site and says “this one’s a rejuvenation candidate, this one needs sealing, this corner of that one actually has base failure and here’s what that costs” — and means it.
What we do for property-management portfolios
- Portfolio-wide assessments. We’ll walk every lot in a portfolio and hand back a one-sheet per property: current condition, the right intervention, a cost range, and a priority order. No upsell — if a lot is fine, the sheet says so.
- Rejuvenation on a cycle. Most of our long-term PM clients put their lots on a four-year rejuvenation schedule using Revolution BLACK™, the flagship 100% black plant-based treatment we apply, or Delta Mist®, the clear plant-based option. Same-day return to service, no business disruption for the tenants, and pavement that stays in service 25+ years instead of 15–18.
- Crack sealing before the cracks win. Hot-rubberized crack sealing on working joints, scheduled into the same visit, so water stays out and the next freeze-thaw winter doesn’t compound the damage.
- ADA striping that holds up to an audit. Stalls, access aisles, van-accessible spaces, signage, fire lanes — laid to current spec with thermoplastic and traffic paint that reads right on day one and on year five. Trip-hazard and accessibility complaints are the ones that turn into letters; we close that exposure.
- Phased, off-hours work. Retail and multifamily lots can’t close. We zone the work, run night shifts where we have to, and sequence it so the lot is full and striped before tenants and residents need it.
- One contractor, every property. Owner-led, with one accountable contract-holder — whoever’s on a given lot, the standards and the accountability come from the same owner, across the portfolio, year over year. The longer we work with a PM, the more the maintenance math tilts in their favor.

We show up at CAI chapter events because that’s where the conversations about aging portfolios actually happen — and we’ve exhibited at NFMT Baltimore (2017, 2019/20), the national facilities-management trade show.
The track record is the kind you can check. Our municipal clients include the City of Fairfax, which awarded us its asphalt-rejuvenation term contract in 2024 as low bidder. And the repeat business says more than any brochure: Broadlands HOA in Leesburg put us on its HOA-owned roads in 2017 and brought us back in 2023 — the kind of six-years-later rehire that only happens when the first treatment cycle performed.

- Can you handle a whole portfolio, not just one lot?
- Yes — that's the work we'd rather have. We'll do a portfolio-wide assessment, give you a property-by-property recommendation and priority order, and then schedule the work in waves that fit your budget cycle. A standing relationship across the portfolio also means consistent specs, consistent crews, and one number to call.
- How do you keep this from disrupting tenants?
- We zone the work and do it off-hours wherever the site demands it — night shifts under temporary lighting on retail and 24/7-receiving lots, weekend or early-morning windows on office and multifamily. Rejuvenation cures to traffic in about 90 minutes; striping needs a few hours longer. A lot we treat at 8 p.m. is generally full and striped before the first car the next morning.
- What does this do for our ADA exposure?
- Every striping job we do is laid to current ADA requirements — accessible-stall width and count, access aisles, van-accessible spaces, signage, and crossings. If your lots are older, the assessment flags where the existing layout is out of compliance, and we bring it current as part of the restripe. It's one of the cheapest pieces of liability you can close.
- What if a lot actually needs to be repaved?
- We'll tell you. Rejuvenation and sealing work when the binder has aged faster than the structural section — no alligator cracking, no deep rutting, no drainage failures. When the base is genuinely failing, no surface treatment saves it, and we'll say so in writing and scope the reconstruction honestly rather than spraying a treatment over a problem it can't fix.
